[WSBARP] Elimination of Title

I have a parcel to sell.  Manufactured home on dirt.  Apparently there is a process of elimination of title - which I have heard of but never fully understood the process.  Anyway, I need to do it so I can sell the property.  The title company has not been helpful.  Can anyone put me in the right direction?
