 A single person has real property presently held in his Revocable Living Trust.  He is thinking of getting remarried.  Anyone thought of having a TOD deed to his kids prepared now and avoid probate later?  If one was would it bne best to transfer it out of the trust and then have a TOD deed?

Hello All,I have an out-of-state client who owns real property in WA with a family member. He would like to transfer his interest into his RLT. He is married and his wife transferred her marital interest to him by quit claim deed. The current Statutory Warranty Deed shows him holding title with another person (not wife but male of same last name) as ? X, a married man as his sole and separate property and Y, a single man?. Can he transfer his interest into his trust and can anyone suggest language to make this transfer? Thanks,Tracy Paul

I inadvertently took on a matter involving a loan from mom to son to be used for purchase of and secured by real property. The property is in Kern County CA.

Accordingly, I am hoping to find a simple dirt lawyer there in Bakersfield who can assist. It is a simple case involving a low dollar purchase. Any referrals would be hugely appreciated. Thanks in advance.
