[WSBARP] Guardianship question

I have a client whose mother is a resident of Virginia but owns real
estate in Washington. Mom has been deem incompetent and client was
appointed Guardian and Conservator under a guardianship proceeding in
Virginia. Client/Guardian is now trying to sell mom's WA property and
the title company is telling her that she has to move the guardianship
to WA Courts and get permission from the WA court to sell the property.
This is the only item they have in WA and don't really want to transfer
the guardianship to WA only to sell the property and then have to
transfer the guardianship back. Is there a more efficient way to do
this that I'm missing?
