[WSBARP] Sale of Property Purchased at County Tax Sale

We see three ways to sell within the three year period Mr. Ordal mentions:

1)      Get a deed from the former owner and releases from any lien holder whose interest was eliminated by the sale.

2)      Do the quiet title action.

3)      Get a certification from Tax Title Services<http://www.taxtitleservices.com/> that would allow us to insure title free of the tax sale issue.  There is a cost for using their services, but it would be less than a quiet title action.

My experience is that the roadblock will be that you cannot get title insurance until three years has passed since the deed was recorded.

A client purchased a piece of vacant land in Pierce County at a county foreclosure tax sale in June 2015. He has a County Treasurer's Deed. He wishes to sell it quickly and doesn't want to take the time for a quiet title action. I read the relevant statutes and pertinent sections in the WSBA Real Property Deskbooks, but I still have a few questions.  Please let me know if you are able and willing to give me a few minutes and some guidance.
