[WSBARP] Issue with title to Vacant land

Hello. One of my brokers that works for me has a client who owns a vacant land parcel that was deeded to him by quitclaim (from both of his parents before their deaths), approx. five years ago. Client is delinquent on the vacant land taxes (taxes around $3,000.00) and now Snohomish County has told him that if he pays the back taxes the deed will go back to a prior owner from the 1970's. The county is claiming that there was no fulfillment letter filed when the old owner sold to his parents on a land contract therefore the property/deed would revert back to this old owner or their heirs. Apparently everyone is dead in the prior chain of title. I have never heard of this. Thoughts on this? Also, I would like to forward some names of anyone on here that has an emphasis in this type of real estate work to help client possiblly fix this issue. Thank you.

Sincerely,
