[WSBARP] unacknowledged amendment to five year lease

Check out Stevenson v. Parker, 25 Wn. App. 639, 608 P.2d 1263 (1980).  This
discusses the doctrine of part performance taking unacknowledged leases out
of the Statute of Frauds.

LL and T amend five-year acknowledged commercial lease with unacknowledged
amendment.  Is the amendment unenforceable for lack of acknowledgment?  The
amendment allows LL to terminate lease under certain conditions, which
presumably have been met.  The parties are three years into the lease term
and the tenant has paid for $70k in TI.
