[WSBARP] Short Platt devloper and excited buyer

Hazardous waste?; developer bankruptcy? with voidable transfers?; easements of record discovered, or imposed as a condition of plat approval?  Lots of fun stuff for a litigator if things go sideways (Murphy's Law).
