[WSBARP] [WSBAPT] TOD Deed upon death of Grantor

In my discussions with the excise department (Mary) with the Spokane County
Treasurer’s office she indicated that upon the death of the TOD deed
grantor the grantee will have to complete and file a real estate excise tax
affidavit ($10) at that time in order to transfer ownership in their
system.  No real estate excise tax affidavit is needed for the original
recording of the TOD deed as it is only upon the death of the grantor that
title vests in the grantee.  Thus, excise tax affidavit after the death of
the grantor.



As it is so new, you might want to check with your local treasurer's office.

Upon the death of the Grantor, following the recording of a TOD deed prior
to death, is anything necessary to vest title in the Grantee beyond
recording a death certificate?  For what it is worth, I did review RCW
64.80 prior to posting.  Thanks.
