I had a 1995 judgment appear on a prelim title report earlier this year.
The other side took care of it, so I don’t know if was just a matter of
asking the title company to remove it or not.

Our commitments for title insurance do not show judgments that we consider
clearly unenforceable.  If a commitment is showing a judgment that you
consider to be unenforceable, you should be able to call the title company
and ask for it to be removed.

Listmates:

                Will judgments that are over 10 years old and not renewed,
show up on the preliminary title report for real property?  If they do
appear, does the property owner need to do anything with respect to the
expired judgment to sell or refinance?
