[WSBARP] Purchase from Freddie Mac?

We close FNMA files all over WA (which isn’t Freddie, but probably the
same mind set).  Contract depends on who their servicer is.  There is no
harm in using NWMLS form, most have a standard extremely lengthy addendum
that will come as a ‘counter-offer’ and is basically their contract.

Client (nonprofit organization) is intending to buy a residential property
owned by Freddie Mac, which of course received the property from a
foreclosure. We're in the FirstLook period (reserved for homeowners
looking for a new residence) so it'll be a few weeks before client can
make an offer. Does anyone have any insight into dealing with Freddie in a
PSA? Will they accept standard NWMLS forms, or do they have some special
PSA form of their own?

 

Also, I have heard that they will not accept offers made at below the list
price. Is that true? The list price is something like $60,000 over the
appraised value.
