That’s bidding war central and prices are zooming due to low inventory.
If the property is to be sold consider whether to price it above the
appraised value.   Appraisers without a target to shoot for in the form of
a mutually agreed price between buyer and seller frequently come in lower
than what the market will actually bear.  We’re also seeing desirable
properties underpriced intentionally and getting bid up in a frenzy.

 

If it’s an old house with big lot consider whether there’s any potential
for short platting or segregating the property for a second buildable lot.
And double check the zoning to see if it might be in a Low Rise zone with
potential for townhomes.  Spec builders are salivating for those
properties.
