[WSBARP] Commericial Lease ?

List mates: Clients in 3 yr of 5yr fixed lease. Client made several
requests to remove rats, move debris from wheel chair access, fix lights
from the building about 1 yr ago to landlord/owner. Landlord didn’t
anything except had an exterminator out to tell client that there are no
rats in the building.  Among other issues, wheel chair handicap access is
rotted away, lights out, carpets are completely gone, no maintenance to
any of the outside of building (green moss on walkway & stairs) since
taking lease over. Tenant leaves and had a recent inspection of building.
Inspector found insulation is improper, rats dead in ceiling and crawl
space, living rats in building and handicap access is completely against
code and unusable. 

 

What can client/tenant do to legally terminate lease? Client has moved
business elsewhere to continue working.
