Yes, exactly. One thing I learned is that you don't necessarily want to
use friends who are realtors in the area, or any realtors; their interests
suggest the highest possible valuations. They will tell you their opinion
of value, and they may be free or at a low cost, but you should consider
their bias. But the use of certified appraisers is expensive. In between
is someone looking up comps to show the Board. There is not necessarily a
friendly relationship between the Board and the appraisers for the county,
but you have to show them the sales comps and why they are comparable. And
always include distress sales.  The industry pretends they don't exist,
but that is beneficial to their interests in higher prices, and there is
no reason in the statutes for not including any particular comps because
they were sales not within the "regular" market process. The idea is,
willing buyer willing seller with knowledge, and distress sales inform
that calculation as much as any other.

My experience is that they don’t look at how much they assessed other
properties, they look at sales and only sales.

Hi Listmates:

I'd be curious to hear from anyone here who has successfully appealed a
county tax assessment. A former client of mine has recently been in touch
and is considering an appeal - his land value was assessed a 30+% increase
this year. He's done a quick look and none of the neighboring properties
were assessed the same increase (and he has done nothing to improve his
property). The property is on Mercer Island. 

 

I would very much appreciate any feedback that any of you might share
regarding your experience with appealing an assessment in King County,
and/or regarding trends generally with the county assessor's office and
land valuations.
