Did you check the mailing address for property tax purposes? The certified
mailing RRR should come back one way or another. I find sometimes that
happens quickly and sometimes not. The fact it has not come back suggests
that they are making several attempts but the person will not pick it up.
If so, it will eventually come back marked "Unclaimed". That means the PO
is telling you that is a good address from their records.

Subject: [WSBARP] Contract Forfeiture

I served a notice of intent to forfeit a real estate contract on the buyer
using 3 possible addresses, Certfied mail RRR. One was buyer's last known
address. and the address in the contract. Two came back as
undeliverable. The third has never come back from PO one way or the
other.

These were mailed out almost 30 days ago and within 4 days of recording.

In reviewing the statute, 61.30.050, it says we can rely on the address in
the contract. So I am assuming even though we don't have a signature from
buyer and even though both regular mail and certified mail came back as
undelilverable, that we have complied with the statute. ???

Otherwise we would have to try and publish or serve, and our 10 days from
date of recording are long gone.

Anyone have a different idea?
