Unmarried, no kids, survived by her sister and her mom.</div><div><br></div><div>On August 3, knowing that things weren’t going well, the decedent signed a Will and Transfer on Death Deed leaving all to potential client sister with mom as alternate beneficiary.</div><div><br></div><div>PC recorded Transfer on Death Deed in Pierce County on the same day, August 3, 2023. She did not prepare or record a Real Estate Excise Tax Affidavit.</div><div><br></div><div>Sister died on August 4, 2023.</div><div><br></div><div>All other assets are held with sister or mom as named beneficiary and thus do not require probate.</div><div><br></div><div>What is the best way to transfer the house to the PC since no REETA was recorded with the TODD?</div><div><br></div><div><div>
