<div>I have a new potential client whose sister died on August 4. Unmarried, no kids, survived by her sister and her mom.</div>

<div>On August 3, knowing that things weren’t going well, the decedent signed a Will and Transfer on Death Deed leaving all to potential client sister with mom as alternate beneficiary.</div>

<div>PC recorded Transfer on Death Deed in Pierce County on the same day, August 3, 2023. She did not prepare or record a Real Estate Excise Tax Affidavit.</div>

<div>Sister died on August 4, 2023.</div>

<div>All other assets are held with sister or mom as named beneficiary and thus do not require probate.</div>
