H dies without a probate. 10 years later W dies and probate reveals H estate not probated. Lender will not lend on Lack of Probate Affidavit so one daughter can buy out her brother ( sole heirs) .   King County says can't do revise W's probate and do a joint

 probate as not filed together so need a new probate for H which I guess means that now deed would be from H's  PRs  to W and from W's PRs to daughter. Is this right and is it the only way?  Anyone know of a lender who would lend on LOPA, instead? </div>
