<p class="MsoNormal">Ask her to put you in touch with her title/escrow company. You can provide a statement to Title Co. that the judgment does not concern that Seller, and that should suffice. Work it out with Title, don’t record a release of lien. This used
to come up a lot when we did Escrow, usually not a problem. Oftentimes Title will accept a sworn statement from the Seller that the judgment is not against them, but each title company has its own underwriting criteria.<o:p></o:p></p>

<p class="MsoNormal">I have a weird situation in which I obtained a judgment in a VAPO case, years ago, in King County. The person against whom I obtained the judgment lives in CA and has a common name. I never filed this judgment on her property, but it’s
my understanding the judgment automatically attaches to real property in the same county as the one in which the judgment was obtained (per RCW 4.56.190).

<p class="MsoNormal">Now, 3 years later, I received an email from a complete stranger with real property in King County, who just discovered she has a judgment lien on her property and is about to sell it. She has the same name as the woman against whom we
obtained the judgment – but she has nothing to do with my case. She is demanding that I remove the judgment lien from her property. I never filed such a lien on her property, and don’t know what to do.
