However, the property in question was never formally transferred into her name after her divorce. I don’t want to simply record the TODD without first recording an appropriate document showing that she is now the sole owner.<o:p></o:p></p><p class=MsoNormal><o:p> </o:p></p><p class=MsoNormal>So, my question: do I need to track down my client’s ex (of many years, by the way, not sure how easy it would be to locate him, let alone get his cooperation) and get him to sign a quitclaim deed? Alternatively, can I record the divorce decree assigning her the real estate? (Am I overthinking this?)
