If the relative was a co-habitant with the deceased, then you may need to do an ejectment action, not an eviction, as the relative can argue he was a tenant at will. If you are taking the position there was a rental agreement/tenancy between the relative and the deceased, then you would need to follow the terms of the rental agreement and the Residential Landlord Tenant Act.<br><br>Note also, if the property is within Seattle city limits, you also need to make sure you follow the notice requirements of the Just Cause Eviction Ordinance, which means you need a justified reason for ending a month to month tenancy (e.g., the PR wants to move in himself, the PR needs to sell the house, etc.). The Just Cause Eviction Ordinance lists the allowed reasons for terminating a month to month tenancy.
