[WSBAPT] lease easement

Listmates, Has anyone drafted a "lease easement" so that my real property owner client can retain a leased area in a land sale to keep the right to the lease income and potentially sell the "lease easement" in the future to a third party? I am struggling to find whether such a thing would be enforceable in WA - Shannon
