[WSBAPT] HOARDER MOBILE HOME

Hi All:

My client’s father passed, and we opened probate.

His mobile home is in horrible disrepair with hoarder mess and rats and holes in the floors, etc.  The mobile home park owners say the estate has no choice but to fix it up and sell it and there is a 20-year contract he signed for the land and no provision regarding death.  They said she could not remove it because they could not put a new one there.

Does anyone have any experience and can step in to help?  The estate was going to pay $7,000 for removal before they found out they couldn’t, so there are some funds, but maybe not enough to fix it.  What if she gives it to someone, but the 20-year contract – it doesn’t seem right.

Colleagues,

Does anyone have any recommendations, other than Ohana, for a corporate trustee for a "small" trust estate (assets under $1 million)? Beneficiary/grantor lives in WA, and all assets are in WA.
