The problem with a vesting deed is potential changes after vesting. Boundary line adjustments or agreements, adverse possession or imminent domain to name a few.

I most often rely on the vesting deed as provided by a title company, because that deed reflects the only interest that can be subsequently conveyed by the owner of record.

I work with a title company as well. They provide me with the last vesting deed that was recorded as well as their own internal document that I call the "property report" which helps me see items such as a DSHS lien or mortgage that has been recorded against that property.

Which services are you using for deeds? We have been using title companies to get the most recent legal descriptions from parcels, but they have been sending us several legal descriptions with errors lately. They acknowledge their errors but then we are stuck paying the fees to re-record, and as we Washington attorneys know, those fees are sky high.
Our Auditors offices here in Southwest WA often take several months to scan deeds/docs, so we cannot rely on their websites for the data. As such, we are forced to rely on title companies, or perhaps, a paid service. What do you all do?
