[WSBAPT] Leaving house to friend - what is easiest procdure

What would you do? Client has terminal illness, wants to leave her house to
her friend who is caring for her. Client has no kids, parents are both
wealthy.

Friend may want to sell house after client dies. Is it better for client to
leave house to friend in her will and let it be probated, or do a TODD and
then a non-probate creditor notice procedure?
