There are some contractors that will do this and get paid out of closing There are also some companies that make loans for rehab that are paid out of closing. I suggest that you call Craig Walker at Keller Williams. He handles a lot of our dilapidated probate and estate property. Gets them fixed and sold.

Hi Land Gurus.
An acquaintance has a house that has deteriorated in the Marysville area: divorce, job setbacks, the house has been sitting unoccupied and is in bad but not hopeless shape. Mortgage hasn't been paid for a few months, so foreclosure will eventually start to happen (hasn't so far). So now it's time to do something about it. The house is fairly large, as is the lot, and it's a decent neighborhood. Mortgage is about 200K, and estimates are it could sell for upwards of 450K. So, there is a prospect for fixing it up and selling. But not a lot of money in advance to pay for that.
Any suggestions for reputable contractors or flippers who might be interested in doing the rehab for share of the sales price?
(Don't know if that is realistic or how it is generally done, so any thoughts on how the contract for such a deal would be set up are welcome).
