Jeff,

Until the property transfers or the client tries to borrow against it, no one will be reviewing this to confirm child as sole owner. If I recommended the client to anything now, I would generally err on the side of doing a probate, or getting title insurance now. If those seem like too much trouble or cost, I'd likely do nothing and wait until the next insurable transaction, letting the child know that they will need to take steps to satisfy the title company at that time.

Single parent dies leaving one child. No Will.   House was in the name of parent and child, as tenants in common.  Will an Affidavit of Lack of Probate work to transfer title to child as child would take under laws of intestacy?
