Yes; or a lopa accepted by next title company in order to sell or borrow against it.  Having it in anyones’ Name is not actually important.  What they can do with it is important.

House is name of husband and wife. Bought while married, so community property. Husband dies, there is no community property agreement, so is probate necessary to put title in wife's name?
