[WSBAPT] Spokane Area Broker for Broker's Opinion of Value

Hi All:

Does anyone work with a realtor who can do a broker's opinion of value?

Clients have a property they want to buy from their incapacitated father and want to be sure that they are paying a market value so it is not counted as a gift to them because he is in care spending down to Medicaid eligibility. The property is  a vacant lot with about $20,000 (written bid) of clean up work to be done on it removing their dad's collection of junk and other junk that has been dumped on the lot.
