[WSBAPT] Deed Form for Transfers Out of Decedent's Trust

What form of deed is better to transfer real property out of trust?  I
assume one uses something similar to a PR's deed with bargain & sale
language.  It seems a quit claim deed would not be enough.  What do you use?
