[WSBAPT] international heir - tax implications? Referral, please

Seeking referrals for CPA versed in estate distributions to international heirs.

We've determined no tax liability in Japan for non-US citizen receipt of WA Decedent Estate funds, but PR needs to consult with CPA on any filing/reporting requirements to the IRS related to such estate distribution.

Subject: [WSBAPT] Port Angeles referral

Clients rented a house in Port Angeles, but it turns out the downstairs tenants have engaged in criminal activity, and the cops and ATF (I think) showed up the other night.  Clients want out of this tenancy agreement.  Turns out the police had no record of this being a duplex, so perhaps technically they are co-renting with bad guys....?

Any referrals for landlord tenant issues of this nature in or near Port Angeles?
