King county has 120 day rule and other cities are quickly following suit. So make sure you check City ordinances. Rent increases are also being required to be served by certified mail and/or 59.12.040.

Also some cities require a tenant info sheet be attached to the increase. Seattle requires economic relocation assistance for increase more than 10% in 1 year. The notice must be included with the rent increase.
