[WSBAPT] Real Property Bequest Subject to Life Estate

In these situations, I prefer to have the will create a trust, and the will can specify all kinds of terms and conditions.  Who pays the utilities, repairs, insurance, and taxes?  What happens if the sister moves out?  What happens if the sister does not pay her share?  Leave no condition out.  Cover everything.
Give her a life estate and no one will know what the heck has been given.  Don't do it.

Upon his death, PC wants to leave his real property to his step-son subject to a life estate in his sister.  What's the best way to go about this?  Just include a bequest to the stepson, subject to a life estate in sister, in the last will and testament?  Is there such thing as a TOD deed to John Doe subject to a life estate in Sarah Appleseed?
