[WSBAPT] WAC exception for clear title v. inheritance

Hello Listmates,
Does anyone have experience utilizing the WAC clear title exception
(458-61A-215) to remove a decedent from the title to property where the
decedent was on title only as a cosigner? In particular, where the facts
track the example set out in subsections d and e of the WAC section
<https://apps.leg.wa.gov/wac/default.aspx?cite=458-61A-215> except that the
co-signer is deceased and so the PR would sign the deed to exit title.

I'd also love to know if anyone has experience appealing or otherwise
getting the King County Recorder's office to reconsider a determination
that a WAC section does not apply.
