[WSBAPT] King County question

Hello Legal Eagles -

Hoping some folks who work on the west side can give me some advice based on experience with the DOR and Estate Tax filings.  PC filed WA Estate Tax Return and used King County Assessed value.  PC indicated that King County websites indicates property values are at fair market value.  Have any of you successfully used the assessor number and/or a broker's opinion of value or do they always insist on an appraisal for King County property.  The suggestion by one gov't rep was an on-line site like Zillow or Realtor.com.  I don't believe that is fair or accurate per se.
