I’m not licensed to give advice on Arizona, but I believe Arizona has a form of deed for “COMMUNITY PROPERTY WITH RIGHT OF SURVIVORSHIP”.

Arizona also allows Beneficiary Deeds. Bill Viall has prepared these for a couple of my clients. He would be happy to answer questions:

Josh,
Yes – AZ is a community property state and they have the option to vest title as husband and wife with right of survivorship. I’m not licensed in AZ, but hubby and I own a condo there and this is what we did.

I have some H&W clients coming in who are interested in an intervivos trust because they have a residence in both arizona and washington states.
I have done this but I generally don’t recommend those trusts unless it would avoid an unnecessary out of state probate.
When the first spouse dies in Arizona is there a simple and inexpensive procedure to get the title in the SS’s name?
Thanks
