Check with a different title company.  In my experience, a title co will accept a certified copy of an out of state court order.

There is a guardianship in Nevada for a minor. A probate in Washington had the minor as an heir  and distributed real property to  the guardian for the benefit of the minor. .  Property now needs to be sold in Washington  and the escrow company is wanting to have an ancillary guardianship proceeding started in Washington to have the sale documents signed.  They won't accept an order from the Nevada court authorizing her to do so.
Any thoughts?
