[WSBAPT] Deed signed after probate closed

I believe most title companies would honor the vesting in the devisee.  Perhaps a change of title companies is in order.

It does leave it to specific person and their name is on the deed.  Title company, out of state, won't honor it.

The deed in my view is clearly ineffective.  Does the will leave the property to a particular person or person?  I am often willing to insure without a deed if the will is specific enough.

 Say deed was sent to the per. Probate was closed. The deed stribling the property according to will were signed after the probate closed. Title company will not acknowledge the deed. Any suggestions on correcting the deed without reopening the probate?
