Hello ListServe,

I have a potential client who is seeking to rent their residence to an applicant who runs a home business. The home business is a learning center for children which the applicant and another educator provides an after-school learning program at the applicant's current home. The PC has a bigger home which the applicant wants to rent to expand her home business.

Because the PC is aware of the applicant's home business, should a business lease be offered in lieu of a residential lease? What concerns should the PC be aware of? It seems like a business lease would offer both parties more flexibility in the event the home business expansion is unsuccessful and the PC wish for prompt return of the home.
