Actually the title companies will take an indemnity agreement from the seller, as part of the LOPA.
I have handled sales of property in this way numerous times, well before expiration of the 2 year period post death.

Good point Heather.  Thus the common practice I’ve seen (and fully understand for said reasons) of only moving ahead based on NP Affidavit after 2 years (statutory creditors period).
