Krista, you would want the grantor to provide a warranty of title, but perhaps limited to the actual coverage provided under any title insurance policy. Your client has already paid for the policy, there is no benefit to losing the coverage.

Wow, this is enlightening to me, and I am doing the exact same thing for someone now.  Can you explain what the key language of a limited warranty deed just for title insurance would be?

Hi Listmates:

I have a client who wants me to draft a deed to put his primary residence into his revocable WA trust.  I always do these as quit claim deeds, but he wants a statutory warranty deed into the trust (thinking it will avoid problems with the title company).  Has anyone dealt with this before?
