Friends,

Has anyone had an experience transferring real property from one trust to another, and the documentation required for recording with the recorder or auditor?

In my situation H & W are co-trustees of H's revocable living trust (H & W have their own RLT's).  As co-trustees, they are the titled owners of real property that is held in that trust.  H dies.  His RLT provides that W is now the sole trustee, and the property is to pass to her RLT.

Obviously I need a deed, an affidavit of death of H (as co-trustee), and a real estate excise tax affidavit.  Is there any other documentation that needs to be recorded?  The WAC talks about providing those portions of the trust empowering the trustee to act.  Would this get recorded as public record?  If so, doesn't that defeat the inherently private nature of the trust document?

What actual pages do I provide -- the trust title page, the 2-3 pages discussing trustee appointment and powers, the signature page?
