Nice practice tip, especially in those cases where the tenant has been a bad actor!

When I do an eviction I include a “forever barred from the property” section in my judgment. I have not received any pushback from the judges and we then have a court order that the police will usually enforce.

Subject: [WSBAPT] Trespass - No Contact Order - Evicted mobile home tenant moves in with another tenant

Dear colleagues,

Forgive the second posting of this request, the first one appears to be caught in a junk mail folder . . .

A person just evicted from a mobile home park moves right back in with another tenant and places his junk vehicles on the 'new' lot. When police is told by landlord that "he is trespassing,” police tells landlord that he has to get a "no contact order.”

A lot has been spent on the eviction already with no possibility of recovering the judgment amount.

What might be a common sense approach to the situation? Any pointers?

Thanks,

Neli T. Espe
