Hello, Listmates.

I’m reviewing some document for a client. In the past, a parcel of land was deeded to them. The grantor made the deed out with a variation of the name with which they had received the parcel when they were the grantee. It was a minor variation, something along the lines of “Bert Smith” instead of “Albert H. Smith”. This could obviously trip up somebody who was searching land records by name of grantor or grantee. Made me curious about what kinds of problems, if any, that would cause in effecting the actual conveyance? Separately, what kind of problems would it cause in working with Title companies?

Thanks

Best Regards,
