[WSBAPT] Conflicting wills

PC wants to probate mothers estate, and I get original will out of county court repository.
Her brother, who lived with mother for years, filed newer will, but does not file to open probate.
Can I just proceed to open probate with first will?

Can a person use a TTD to convey a portion of real prep to a person who may still be a minor when the grantor dies?  Do you need to say in the TTD if, .......,  if still a minor, then to a Guardian or ??ThanksMike
