[WSBAPT] Escrow Firm Question

Dear Rich, it seems to me that RCW 18.44.021 requires a Washington license for escrow services involving Washington real property unless some multistate licensing system exists and the director has approved that for this category of escrow officers.  Yours truly, Doug Owens

I am working with a small private lender on a transaction for the purchase of a residential property in Seattle. The transaction has been referred to an escrow in CA called Bridgeport Services. Title is being insured by WFG Title. The lender has some concerns (as do I) related to what appears to be a small independent escrow. The seller and is realtor are unwilling to move the transaction to a local escrow. The lender is nervous about sending money to this unknown entity.

Has anyone dealt with this escrow before? If so, do you have an opinion about them?

Does anyone have suggestions for handling such a situation? Are CA escrows licensed and bonded? Would they have to be licensed to do business in WA? Would the title co get involved in this matter? We are simply trying gain comfort with this matter.
