[WSBAPT] Real property omitted from mom's probate

Thank you Heather, John and Josh.  That is pretty helpful.  This is a case with a sole beneficiary of the closed estate, so title may insure without additional work.  I will try that avenue once we have it listed and fall back on Josh’s forms if needed.  Thanks for the peace of mind on this!

Check with the title company. They may look at what was done in mom’s probate, and where you are now and insure despite no deed from mom’s estate. Otherwise, reopening the estate and getting a new Administrator appointed shouldn’t be too complicated.

Hello Listmates

I am dealing with a probate where the decedent (son) was sole beneficiary of his mom’s will.  Mom died before son and her probate closed years ago, but one property was not sold or transferred out of the mom’s name.

Can PR of son’s estate re-open mom’s probate to transfer title to beneficiary or seller?  If so – does anyone have forms?
