Josh, I do not believe the tax affidavit is due until the grantor has passed and the beneficiary [ies] seek to record the death certificate and perfect the change of title.  I recently recorded a TOD deed in Skagit county and no one mentioned the affidavit.  Yours truly, Doug Owens
