Heather and all,

Let me add this wrinkle, and I should have included it originally for
better accuracy, decedent died over two years ago and no probate has ever
been filed.  Does that change any SOL responses to the two year rule?
Estate is also under $100k with a small piece of property family is
concerned about being attached if they try to transfer it.
