I believe Arizona has a "beneficiary deed" option (similar to our relatively new transfer on death deed) -- so, if avoiding probate is the primary goal, that might be a potential solution.

I have Seattle-based clients who own real estate in AZ.  In my experience, an ancillary probate is simply a filing and sometimes it’s a whole separate court action.  Does anyone know how AZ handles this?
