Dear Lisa, I believe the statute requires the deed to name “specific beneficiaries,” and this would not be possible for your client.  Yours truly, Doug Owens

For an alternate beneficiary she’d like the property to go to her son’s children, who do not yet exist.  Of course I do this in wills all the time, but can we do this in a TOD deed?  She will also have another alternate behind the possible children.
